Landscape Foreman, Bissell


Summary:  
Under the direction of the Landscape Superintendent, the Landscape Foreman performs approved yearly contract maintenance services that act in preserving the grounds of Ballantyne Corporate Park and all Bissell Company properties, through turf and plants, in the highest quality set forth by performing the following duties.

Essential Duties and Responsibilities (Include the following.Other duties may be assigned):

  •  Confers with Landscape Superintendent to plan and review work projects.
  • The incumbent will be responsible for the preventative maintenance of the equipment he/she is operating as well as daily maintenance assignments to the Golf Course Maintenance Facility.
  • The incumbent must be able to perform the following duties at the standard of quality set forth by the Direct Supervisory: walk mowing greens, triplexing, fairway and rough mowing, mowing of multi-use recreation fields, changing pin locations, daily set-up of corporate park putting greens, weed eating, backpack blowing, edging, pruning, planting and watering.
  • Manages scheduled annual projects established by the Landscape Superintendent.
  • A training program will have to be completed to insure the employee understands all aspects of the job tasks that may be assigned to the employee.
  • Maintains time records.
  • Respond to and resolve complaints made by golf patrons, property service directors, and tenants through the coordination and direction of his/her Direct Supervisory.
  • Build and maintain automatic irrigation systems, pumps and drainage systems.
  • Implement an aquatic maintenance program for corporate park ponds and streams set forth by Landscape Superintendent.
  • Implementation of snow removal from all hospitality entities and all buildings in Ballantyne Corporate Park.
  • Mixes and prepares recommended spray and dust solutions.
  • Assists Bissell Companies in the maintenance and management of the company storage building.

 

Reasoning Ability:  Ability to notice problems while operating equipment and bringing it to the attention of the immediate supervisor or head mechanic.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.  Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Education/Experience:  Desire candidate to have Bachelor of Science degree or 2 year Associates degree in Plant Sciences or Agronomy Management. 3 to 5 years of related experience or equivalent combination of education and experience.

Mathematical Skills:  Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume.  Ability to apply concepts of basic algebra and geometry.

Director of IT, Bissell
Position Summary:
The Director is the leader of the IT team and is a senior member of the Shared Services group. The Director will work closely with business unit management and key personnel to identify and prioritize key initiatives, ensure those initiatives are completed in a proactive, practical, expedient manner and ensures the delivery of high quality day to day support levels. The Director is expected to be an effective communicator, collaborator and change agent and possess the appropriate business and technology acumen to meet or exceed the needs of the company. This position will report to the President of Property Services.

General Accountabilities:
(The following statements are intended as general illustrations of the work in this class and are not all inclusive for specific positions)

Bissell Information Technology's role is threefold:
        1.  To ensure corporate data safety and stable operation of the organization's 
             IT services by using staff, vendors and hands-on technical skills.
        2.  To manage IT activity with clearly communicated policy, procedures, 
             budgets, activity reports and project plans to all Bissell employees.
        3.  To act as a technology guide taking the lead on technology initiatives while 
             inspiring business leaders to use technology to enhance revenue and 
             reduce costs.

The Director of Information Technology will guide the IT group to the above three goals while:
        1.  Ensuring core corporate systems run at optimum efficiency as it relates to 
             production and performance. MRI, Micros, Hotel PMS systems, Ballantyne 
             Business Center systems, and facility engineering support systems.
        2.  Ensuring corporate systems comply with all current required compliance 
             systems and proactively investigating new and updates to existing 
             compliance systems.
        3.  Providing direct leadership and management for the IT function including the 
             operation of the Bissell offices, Bissell operated hotel properties, Ballantyne 
             Business Center and all facility support functions.
        4.  Creating an excellent Customer Service culture that leads to the high 
             customer satisfaction and is measurable.
        5.  Creating a team that will become the 'de facto' communication management 
             point for all technology service issues and take the lead on problem and 
             project ownership.
        6.  Developing a keen awareness of commercial real estate and hotel property 
             operations covering available industry systems, industry trends, critical 
             operational systems, and service strategies with a clear regard for 
             business seasonality, events and uptime.
        7.  Assembling management documentation in the form of issue reporting, trend 
             discovery and project status. Maintain a working knowledge and 
             understanding of the technologies required to deliver excellence in 
             networking, operating systems, messaging, line-of-business systems, 
             database administration, monitoring, security, facility infrastructure, storage, 
             etc.

Minimum Position Requirements:
        1.  Must be at least 21 years of age
        2.  Must possess a Bachelor's Degree in a technical field of equivalent

        4.  4+ years service desk management experience is required, in addition to 6+ 
             years of management/leadership experience.
        5.  One of the following certifications: MCSA, MCSE, MCITP, CCNP

Office Leasing Broker, Bissell

This position will be responsible for leasing, marketing and presentation of office properties that are listed by Bissell and owned either in whole or within partnership by the Bissell Family.  This individual will negotiate and close office leases within the portfolio as part of a leasing team.  This individual will also enjoy work across the organization: committee work, HOST (Hotel-Office-Sales-Team) meeting work, the needs of accounting and property managers and other related entities.  In order to be effective this individual should have a working knowledge of the office leasing business and negotiate such transactions on behalf of the landlord he/she works for.  This individual will work very closely with Barry Fabyan to understand the expectations of “Bissell” in terms of presentations, lease negotiations, financial analysis, condition of inventory, and adding value.

General Maintenance Engineer-Level 1, Bissell

Will work with Property Services as a professional team member which consists of Property Managers, Maintenance and HVAC engineers to maintain efficient operating condition of buildings and equipment and provide a timely and quality service to tenants. Perform preventative maintenance on different aspects of buildings which includes, but not limited to, carpentry, electrical, minor mechanical and plumbing.

Principal Responsibilities:

  • Works closely with property managers, maintenance and HVAC engineers, and other departments concerning the general operation and maintenance of the buildings, including supervision and quality control of all support personnel.
  • Communicate any building issues or concerns to chief engineer, property managers or assistants in a timely manner.
  • Complete daily work orders in a timely and complete manner in assigned buildings.
  • Perform building inspection reports and forward to property managers and dispatcher to process work orders.
  • Available for on-call duty on a rotating basis.
  • Assist in the preparation for inclement weather and removal thereof.
  • Provide recommendations to property managers on cost saving initiatives concerning the operation of properties and budgets.
  • Share knowledge of all building equipment with all other departments for cross training.
  • Provide first response to tenant calls and report back to manager on action taken or needed.
  • Manage fire systems of assigned buildings.
  • Oversee work that is assigned to outside contractors
  • Take direction from Level 2 Engineer and/or Chief Engineer.

  • High school diploma or equivalent.
  • 1+ years experience in commercial maintenance engineering.

Seasonal/Part-Time Land Management Technician, Bissell

SUMMARY:  Under the direct supervision of the Director of Land Management and coordinates with the Superintendent of Landscapes and Golf Course Superintendent, the Land Management Technician performs landscape maintenance activities in the corporate park and golf course to provide and insure quality conditions throughout the landscapes.

HVAC Technician-Level 2, Bissell, Energy Services

The Bissell Companies, Energy Services Department is seeking a HVAC Intermediate Level Technician. This position will be responsible for preventive maintenance and repairs on HVAC equipment and assist in directing the activities of HVAC contractors engaged in repair, maintenance and installation activities for properties assigned to them

Principal Responsibilities:

  • Responsible for day-to-day work orders.
  • Ability to troubleshoot equipment, make repairs and manage contractors.
  • Responsible for HVAC PM Contracts as needed and be able to make recommendations to Managers and others.
  • Assist with 1-3-5-10 year upgrade plans as related to HVAC equipment and technology.
  • Identify upgrade needs.

  • Take the initiative to develop needed professional skills appropriate for the job with minimal direction.
  • Ensure all entities have access to the appropriate information and are actively engaged in any changes.
  • Responsible for the safe operation of all HVAC equipment.

Qualifications, Education and Experience Background

  • Five to seven years experience in commercial HVAC systems.
  • Must be CFC Universal Certified.
  • Must be able to work unsupervised from all Bissell Companies properties.
  • Available for rotating on-call duties.
  • Supervisor experience preferred, but not necessary as long as leadership skills are evident.
  • All applicable licenses and certifications needed to perform duties.
  • High School graduate with technical training and on the job training to equal the needs of the position.
  • Ability to work scheduled and unscheduled overtime as well as variable shifts and emergency on-call as needed.
  • Ability to lift 50 lbs.,  work on ladders, man lifts, in and above ceiling space, and small spaces or roof access spaces.
  • Must pass a drug screen and have valid drivers license.
